Steps in the Building Process
Step #1 - Reservation and Lot Hold:
This step includes reserving the lot of your choice, meeting with the
builder/designer, determining the interior and exterior specifications, as
well as any contemplated design changes to make the home fit your needs.
A small, totally refundable deposit is collected to reserve the lot in your
name for a defined period of time. If you decide not to proceed the
deposit in refunded in full! Truly, a no-cost opportunity to see what
the home of your dreams could cost.
Step #4 - Construction:
It takes an average of 6 months to build a quality home and this phase
includes obtaining the permits, scheduling and overseeing the Trade
Partners, ordering and tracking materials, inspections, etc.
Step #5 - Walkthrough, Closing, and Move-In:
Before you move into your new home, we do an extensive inspection with you,
correct and address any issues, and then after closing and funding we turn
over the keys to you so that you can move in!
Step #3 - Presentation:
At this stage, a nearly complete set of plans, details and drawings as well
as the price quote are reviewed by you, your Agent, and the builder.
We discuss each of the items you have requested and may suggest
alternatives. This is an opportunity to consider additional changes or
to take some things out of the home. You get to take all of the
information home with you to talk about and think over. You have up to
10 business days to decide whether to proceed or not. If you decide
not to proceed, we refund your deposit; if you decide to go forward, some
agreements are prepared and then the final changes are made, the plans are
finished, specifications are prepared and we meet to do our
"Pre-Construction" Conference.
Step #2 - Estimating:
The estimating phase includes design and drafting work to make changes to
the plan, measuring quantities and obtaining bids from our Trade Partners,
and compiling the data into a fixed price and firm price quote. Per
our Reservation Agreement, this phase can take up to 10 business days -
depending the extent of work required.
Building a home will likely be one of the largest financial transactions you
will ever make. At times, it may seem overwhelming and confusing.
